Market sees renewed momentum
Ray White New Zealand saw 248 properties scheduled to go under the hammer last week, with a clearance rate of 51.5 per cent, up 5.77 per cent year-on-year.
The group saw an average of 2.2 registered bidders and 1.9 active bidders per auction.
"As the nation rebounds from recent OCR announcements, market activity and engagement have surged with renewed momentum," Ray White New Zealand head auctioneer Sam Steele said.
"Growing public confidence, coupled with rising inventory levels, has fueled exceptional progress in Ray White’s auctions. Over the past week, auction volumes have steadily increased following a series of major auction events, reflecting a robust and dynamic marketplace.
"Ray White conducted 248 scheduled auctions across New Zealand in the past seven days, achieving a 51.5 per cent clearance rate. This highlights both an expanding pool of available properties and growing opportunities for buyers. Buyer engagement has also strengthened, with an average of 2.2 registered bidders per auction.
"Ray White Gisborne continued our strong culture of mega auction events with 23 properties going up under the hammer on Saturday, with a success rate of more than 50 per cent.
"Choosing the right method of sale remains paramount, and auctions continue to prove their effectiveness. With a noticeable shift in buyer sentiment—many now anticipating the end of the ‘buyer’s market’—purchasers are acting decisively. The top result for the week went to Ray White Parnell agents Ray Chan and John Q who sold 5 Shipherds Avenue, Epsom, Auckland City, under the hammer for $4,362,850. The auction saw eight registered bidders and six active bidders.
Mr Chan said the winning bid went to a family who were looking to refurbish the home for the long term.
“Most of our interest came from families and investors looking for a long term home/investment,” he said.
“It was the perfect project for a luxury character home refurbishment.
“Properties like this are extremely hard to come by. It was a full 1,341sqm section with views to Mt Eden in the 'premium' side of Epsom, plus a character California bungalow ideal for an extension/project.”
The home had been in the seller’s family for more than 50 years.
The auction with the highest number of bidders last week went to Ray White Ellerslie agents Tom Garcia and Khalil Thomas who recorded 10 registered bidders and nine active bidders at their 46 Panorama Road, Mount Wellington, Auckland City auction. The property sold under the hammer for $865,000.
Mr Garcia said all interest came from traders, flippers, and investors.
“All buyers looking to purchase for a good price - however, the property is in a good location and a popular street,” he said.
“It is a freehold section and a solid 1960s home with lots of potential and charm.”
The home had been in the same family for 60 years.
“It was a big decision for the lovely seller to move, but it was time for a fresh start,” Mr Garcia said.
“They were one of the longest serving homeowners on the street.
“The seller was very happy with the result and the property sold above expectation.”
