The group recorded a clearance rate of 59.3 per cent, up 4.65 per cent year-on-year, with an average of 2.2 registered bidders and 1.9 active bidders.

“Ray White auctions delivered a notable surge in activity and success last week, buoyed by warmer weather and the arrival of the lively spring–summer selling season,” Ray White head auctioneer Sam Steele said.

“Across New Zealand, 254 scheduled auctions achieved a clearance rate of 59.3 per cent, underscoring the enduring appeal of auctions as the preferred method of sale in today’s evolving market.

“Buyer engagement was particularly strong, averaging 2.2 registered bidders per auction, with several campaigns drawing double-digit registrations, a clear signal of the competitive energy driving recent results.

“With listing volumes settling, more sellers are choosing the auction process for its unrivalled ability to attract motivated buyers and secure premium outcomes. And with Christmas now firmly on the horizon, homeowners, agents, and mortgage advisers are aligning their campaigns to harness the seasonal uplift that traditionally characterises this time of year.

“Auctions continue to outperform on speed, with an average of just 35 days on market compared with 49 days via private treaty, a decisive advantage for those seeking momentum. With auctions accounting for 34.2 per cent of Ray White listings nationwide last week, confidence in their transparency, efficiency, and results continues to strengthen as we move toward the festive season.”

The top result for the week went to Ray White Remuera agent Logan Swann who sold 40 Chelmsford Avenue, Glendowie under the hammer for $3.9 million.

“The buyers were a young Kiwi family who were relocating back to New Zealand from Hong Kong,” Mr Swann said.

“They were coming home for the lifestyle here in New Zealand and to be closer to the grandparents.

“One of them actually grew up in Glendowie and went to local schools.

“The sellers had lived there for ten years and three boys through Sacred Heart College. They’re now downsizing.”

The auction with the highest number of bidders went to Ray White Gisborne agents Tom Harbott and Scott Hannah who saw 15 registered bidders and 15 active bidders at their 20 Willow Street, Mangapapa, Gisborne District, auction. The property sold under the hammer for $411,000.

Mr Harbott said the home attracted a lot of hopeful flippers.

“All of them had some experience in renovating properties, but not all of them had done flips before,” he said.

“The winning bidder actually lived across the road and is retired. They had done a number of flips before and were getting bored so they were keen to do another one.”
