Auctions continue to see spring momentum
Ray White New Zealand saw 273 properties scheduled to go under the hammer last week, with a 60 per cent clearance rate.
The auction with the highest number of bidders went to Ray White Manukau agents Charlie Brothers and Liam Brothers who recorded a whopping 26 registered bidders for their $1 reserve auction at 31 Tims Crescent, Flat Bush, which sold under the hammer for $1.336 million.
As part of Ray White Manukau, Manurewa, Mangere and Mangere Bridge’s mega auction event The Day, Charlie Brothers and Liam Brothers were also the marketing agents for the $1 reserve auction at 21 Rushgreen Avenue, Pahurehure, which sold under the hammer for $925,000 with 19 registered bidders.
The seller, Angeline O’Meara, said she was a bit nervous about going to auction with a $1 reserve, but trusted her agents’ advice.
“Both Charlie and Liam had prepared us for what to expect - what the environment would be like, how it would look, and how they’d make sure we were well-informed,” Ms O’Meara said.
“The terminology they used isn’t something we use every day, so we had to really trust them that they had us covered.
“Oh my gosh, it was very hyped - it honestly felt like we were at the races! Everyone was on the go the whole time; the energy was high and the vibes were great.
“It was scary, but right from the beginning, we trusted Charlie and Liam. We could tell from our early interactions with them that they’d look after us through the whole process.
“Their communication was really clear, there was no hidden agenda, and that gave us huge reassurance.
“So yes, the $1 reserve was scary, but it was a great outcome in the end.”
Ray White Mt Eden saw a 100 per cent clearance rate at their in-room auctions last week, selling seven properties under the hammer.
The top result from the in-room event went to Ray White Mt Eden agent Dean Tuffley who sold 74A Paihia Road, One Tree Hill, under the hammer for $1.725 million
Mr Tuffley said the result reflected a noticeable lift in the market.
“Open homes were busy and bidders came prepared,” he said.
“The common theme we’re seeing is that 'A-grade' properties are attracting 'A-grade' competition.
“Buyers are doing their homework and are arriving at auctions with clear instructions to buy.
“That's exactly what we saw at both Paihia Road, leading to results that delighted our vendors.”
The sellers, Carlos and Yoyo, were very happy with the result.
“We had bought via auction before but never sold but we felt confident going to auction and had faith in Dean. He was professional and communicated well so it got rid of all the nerves.
“I was very happy with the result.”
