The group recorded an average of 2.1 registered bidders and 1.5 active bidders per auction.

“As the country begins to glimpse the first signs of spring, Ray White’s auctions continue to deliver strength and consistency, with 96 scheduled auctions nationwide last week,” Ray White New Zealand head auctioneer Sam Steele said.

“A clearance rate of 50 per cent highlights the growing appeal of auctions as a premier method of sale in today’s evolving market.

“Strong buyer demand saw an average number of registered bidders of 2.1 per auction, a clear reflection of the competitive energy underpinning successful outcomes.

“With listing volumes beginning to stabilise, more sellers are turning to auction, drawn by its ability to attract a wider pool of unconditional buyers.

“With spring being just over a month away, we’ve seen home owners and agents busy preparing campaigns to hit the market.

“Auctions also remain the fastest path to sale, averaging just 45 days on market compared to 59 via private treaty, a significant edge in the current climate.

“With auctions representing 34.4 per cent of all Ray White listings nationwide last week, confidence in their transparency, pace, and performance continues to strengthen.”

The top result for the week went to Ray White Waiheke agent Matthew Smith who sold 30 Arran Bay Road, Waiheke Island, under the hammer for $2.85 million. The auction recorded three registered bidders and two active bidders.

“The property had been held by the same family for over 80 years and it’s now time for another family to enjoy the place,” Mr Smith said.

“Arran Bay is a tightly held, small, gated community that, when there, feels like going back 100 years or more.

“The Arran Bay Club provides shared access to each property, the boat ramp, jetty and pontoon that floats in the bay throughout the summer months. Children, pets, and some grown ups, roam freely enjoying everyone’s company.”

The auction with the highest number of registered bidders went Ray White Carpenter Realty agents Rochelle Brinsdon and Kristen Marks who recorded 13 registered bidders and five active bidders at their 2 Hamilton Place, Glenfield, North Shore City, auction. The property sold under the hammer for $1.45 million.

“The property had undergone a quality renovation during the sellers’ tenure. It had great flow to the garden with a huge covered entertaining deck and it was well positioned for schools, shops, motorway access,” Ms Brinsdon said.

“We had a good range of buyers from first home buyers to downsizers. A lovely couple who we had met earlier in the year at our open homes landed the winning bid after they had already sold their previous home.

“They have family nearby including a new grandchild."

The buyers, Roddy and Sonia, had been looking for a home on and off for the past nine months.

“This home was nicely presented. It had been renovated to a good standard and ticked all our boxes,” Roddy said.

“We found the auction process quite easy and the communication was really good, we always knew what was happening.

“The heart rate was up a bit, but we felt really relieved to land the winning bid as we had missed out at previous auctions.”

The sellers, Thads and Lena, had bought their new family home in their dream location in the Bays which they plan to start renovating.

"We bought that home in 2017 as a good solid house, but it need an update. We have young kids and we had a lot of fun doing it up over the year.

"I was previously a tradie and we're very good at DIY, doing it up was creative outlet for me.

"We have upsized as our family is growing. We've upgraded to a school zone that suits us better and our new home is closer to the beach.

"We will definitely do some renovations to this one as well, and make it modern."

Thads said they were very happy with the result and with Ms Brinsdon and Ms Marks' service.

"We sold a previous property via auction. This is the third house we sold with Rochelle. We were very happy with the result.

"Rochelle is great, we like her approach. Kristen was really great as well."
