There were 53 properties sent under the hammer with a 68 per cent clearance rate, setting the tone for the property market in the year ahead.

“One Summer Day has set a very clear benchmark for how the 2026 market is shaping up,” Ray Manukau, Manurewa, Mangere and Mangere Bridge director Adam Thomson said.

“Achieving a 68 per cent clearance rate and over $31 million in sales tells us buyers are not only active, but they’re decisive.

Competitive bidding saw a total of 675 bids from an average of 4.4 registered bidders.

“With 233 registered bidders participating across the day, One Summer Day showed buyer confidence returning in a meaningful way,” Ray Manukau, Manurewa, Mangere and Mangere Bridge director Tom Rawson said.

“Early-year activity like this provides clear price discovery and sets momentum for the year ahead.”

One incredibly competitive auction was that of 38 Mcfadzean Drive, Blockhouse Bay, marketed by Ray White Manukau agents Monika Maynard and Aryaan Batra on behalf of the sellers, Sue Austin and Christine Campbell.

The property saw a whopping 49 bids over 11 minutes from four active bidders before selling under the hammer for $1.68 million.

Ms Austin said she and her sister Christine had grown up in the home after their parents built it 63 years ago.

Ms Austin said it was now time for their family to move on.

“My sister and I both were married and left the house, but we always came back to visit,” she said.

“We had such a wonderful upbringing. It was always a happy house.

“It will be very sorely missed, but we have all of the memories we can cherish.”
