Home with own playground sells for $1.325M
Ray White scheduled 200 properties to go under the hammer last week, recording a clearance rate of 51.4 per cent.
The top result for the week went to Ray White Mt Eden agent Dean Tuffley who sold 14 St Oswalds Road, Greenlane, Auckland City, under the hammer for $3.1 million. With Ray White auctioneer John Bowring on the gavel, the auction saw four registered bidders and two active bidders.
“Buyers loved the move-in ready nature of the property along with the wide vista views and pool-side entertainment factor,” Mr Tuffley said.
The auction with the highest number of registered bidders went to Ray White Manukau agent Nikita Aery who recorded 21 registered bidders 20 active bidders at her 5 Wordsworth Road, Manurewa, Manukau City. With Ray White New Zealand head auctioneer Sam Steele calling the auction, the property sold under the hammer for $746,000.
“The vendors are a local family who have owned this investment for over 15 years,” Ms Aery said.
“They were ecstatic with the exposure throughout the campaign and the final result, especially achieving just over $1,200 per sqm which is a record for the street.
“The combination of development potential and strong location drew a lot of attention. There was lots of fast and competitive bidding at the auction
“We had a mix of investors, traders, developers and one homebuyer. The interest was strong mainly from investors, with a local investor landing the winning bid.”
Another standout result went to Ray White Epsom agent Emma Thomas who sold 70C Alfred Street, Onehunga, under the hammer for $1.325 million with 10 registered bidders and four active bidders.
The sellers, Amy and Pedro, bought the home five years ago as their first home, raising their four young children there.
“We bought it as a bit of a do-up. My husband is a builder and he wanted something to sink his teeth into,” Amy said.
“The kids absolutely loved the playground. My husband wanted to make a space the kids could enjoy. There’s monkey bars and a climbing wall.
“We’ve had some really lovely afternoons where all the kids in the neighbourhood have come over to play.
“Now we are moving to Australia and looking for the next project.”
Amy said they had never bought or sold via auction, but decided to trust the process.
“The whole auction process was very new to us, but Emma was amazing. She said going to auction would get us the best result so we decided to trust her advice and trust the process,” she said.
“Emma was super honest and transparent. She made us actually enjoy the process which was weird. It was an enjoyable experience in an otherwise quite stressful time.”
