So when Ray White Manurewa agents Aeshan Perera and Aidan Fraei suggested the auction method, he felt confident.

“I understood auction was probably the right way to go,” Steve said.

“We knew a few people who had sold via auction, and when we were looking at buying 13 years ago we went to a few auctions where we had missed out because there were a few crazy bidders who kept pushing the price up and up.

“I was hoping we’d get some crazy bidders today who would do the same for me, and they did, which was amazing!

“I would recommend other sellers to go to auction, and honestly I think I would have recommended auction before today. Auctions seem to provide the best result compared to a straight sale.”

The property, situated at 36 Millington Place, Huntington, sold under the hammer for $1.37 million.

“I was a bit emotional leaving, but after the work Aeshan and Aidan did I felt really optimistic and they put me in a really good spot,” Steve said.

“Their communication was great and they kept my expectations very realistic over the whole campaign.

“However, the result exceeded my expectations.”

Ray White New Zealand scheduled 152 auctions to go under the hammer last week, recording a clearance rate of 61.5 per cent.

The group saw an average of 3.0 registered bidders and 2.1 active bidders per auction.

“Ray White’s auctions experienced a significant lift in activity and success last week as the warmer weather heats up the busy spring and summer market,” Ray White New Zealand head auctioneer Sam Steele said.

“Last week, 152 scheduled auctions achieved a clearance rate of 61.5 per cent, highlighting an 8.8 per cent lift and reinforcing the enduring strength of auctions as the preferred method of sale in today’s dynamic market.

“Buyer activity remained strong, averaging 3.0 registered bidders per auction, with several campaigns attracting registrations in the double digits. This reflects the competitive energy that continues to drive exceptional outcomes.

“As listing volumes begin to stabilise, increasing numbers of sellers are choosing auction, recognising its unmatched ability to engage a wide pool of unconditional buyers.

“Already, homeowners, agents, and mortgage advisers are preparing campaigns to capture the momentum of the season.

“Auctions also remain the fastest path to sale, averaging just 33.5 days on market compared with 59 days through private treaty, a clear advantage in the current climate.

“With auctions representing 31.3 per cent of all Ray White listings nationwide last week, confidence in their transparency, efficiency, and performance continues to grow.”

The top result for the week went to Ray White Mission Bay agents Vanessa Mowlem and Jono Barton who sold 29 Chelmsford Avenue, Glendowie, Auckland City, under the hammer for $4.47 million.

“The sellers purchased the original house when it was a small two-bedroom home, demolished it and built their dream family home on it in 2017,” Ms Mowlem said.

“The owners built it with family in mind - large living areas, TV room, outdoor entertaining area with fire place, flat lawn and swimming pool.

“The buyer was a local family who had been looking for years - they were just about to push go on their own renovation at their current home when they say this and decided to skip the reno and purchase this place instead.

Another stand out result went to Ray White Mt Eden agents Rachel Berry and Li-An Huang who sold 7C Orakau Avenue, Epsom, under the hammer for $1.68 million, $180,000 over CV.

The auction was brought forward due to keen interest, with four registered bidders and three active bidders.

The happy buyer was Jason, who was buying his first home in New Zealand after 20 years.

“I am very very happy to purchase the property successfully with the help of the staff at Ray White,” he said.

“I’ve been trying to buy a home for about a year. I hunted several properties but they weren’t ticking all the boxes for me.

“So that's why when I saw this property I wanted to make sure I secured it. This will be my forever home.”

Jason said this was his first auction.

“When I decided to attend the auction I had no experience at all. But I asked Li-An and Rachel for advice and they were very helpful.

“I had watched auction videos prior to the auction, but sometimes it seemed hard to capture the price. I was a bit nervous but Li-An helped me and made sure I knew the price, and it gave me a lot of confidence. I feel very grateful to Ray White.

“A lot of people say real estate agents are just for the seller, but I felt like Ray White was not just service for the vendor but me as a purchaser as well.

“Ray White was the right company to help me achieve my home ownership dreams.”

Ray White Carpenter Realty saw a 100 per cent clearance rate at their in-room auctions this week, equating to more than $7.5 million in sales.

With six properties sent under the hammer, the top result went to listing agents Jadyn Dixon and Dora Shen who sold 11 Churchhouse Road, Greenhithe, under the hammer for $1.94 million.

Another standout result went to listing agent Rochelle Brinsdon who sold 1/75 Birkdale Road, Birkdale, under the hammer for $970,000 with six registered bidders, five active bidders.

The sellers, Bradley and his wife, bought the home more than a decade ago as their first home.

Bradley said they immediately fell in love with it.

“It developed into our family home where we raised our kids. We've now outgrown it, but it was hard to say goodbye,” he said.

“My wife has always loved how sunny it is, it gets a lot of sun all day. We loved the wooden floors and the general character of it.

“What I grew to love about it was it was almost throwing distance to the local primary school. We could get to and from school in a five minute walk, or a three minute run if we were running late!”

Bradley said they had now bought and sold via auction.

“This was the first time we sold a property, we bought our new home via Ray White auction a few months ago,” he said.

“We were happy with the result.

“We knew Rochelle from years ago when we were buying our first house. She kept in touch and that’s ultimately how she ended up selling out home.”

Ray White Whangarei agent Justin Sims sold 1/15 Donald Street, Regent, Whangarei, under the hammer for $478,000. With three registered and three active bidders, the property received 24 bids in total, achieving a fantastic result for the vendor.

“Just want to say a big thanks to Justin for all his hard work,” the vendor said.

“Couldn’t have asked for a better result!

“Unfortunately I have to go back to work, but I will be celebrating tonight!”
