The event generated $17,849,500 in property sales, with 23 properties sold under the hammer or prior to auction from 41 auction opportunities, resulting in a 56 per cent clearance rate.

However, it was the level of buyer engagement that stood out most, with active bidding recorded on 37 of the 38 properties called throughout the day.

Ray White A T Realty auctioneer Robert Tulp said the results highlighted the depth of buyer demand still present in today's market.

"The standout statistic for us wasn't just the clearance rate, it was the level of buyer participation," said Mr Tulp.

"We recorded active bidding on 97 per cent of the properties called. In a market where many auction rooms are seeing significantly lower levels of engagement, that tells us buyers are still very much active and ready to compete."

One of the standout campaigns of the day was 109 Rosier Road, Glen Eden, marketed by Charlie and Liam Brothers under a $1 reserve auction campaign. The strategy generated strong buyer interest with more than 10 registered bidders, and eight active bidders. The property sold under the hammer for $731,000 after 35 bids and just 17 days on market.

The day's most competitive auction was 28 Church Street, Otahuhu, marketed by Ben Palavi and Harold Kavapalu. The property attracted 78 bids in just 13 minutes and drew 17 registered bidders, before selling under the hammer for $882,000.

Throughout the day, vendors collectively adjusted reserve prices by more than $680,000 as negotiations unfolded, helping facilitate successful transactions and maintain momentum in the room.

Sales activity was strongest during the morning sessions, with 13 properties sold between 9am and midday.
