The group’s 159 scheduled auctions saw an average of 2.3 registered bidders and 1.7 active bidders per auction.

"Ray White’s auctions continued to gain momentum last week, supported by growing market confidence following last week's OCR announcement. The combination of improving buyer sentiment and seasonal uplift has further energised the Spring property market," Ray White New Zealand head auctioneer Sam Steele said.

"Across New Zealand, Ray White saw 159 scheduled auctions, highlighting a 22.3 per cent increase in volume. Complemented by a 58.1 per cent clearance rate, a 10.95 per cent lift that underscores the continued strength of auctions as the preferred method of sale. Buyer activity remained robust, averaging 2.3 registered bidders per auction, with multiple campaigns attracting double-digit participation across all asset classes from $170,000 to $5.7M.

"As vendors respond to increasing buyer engagement and clearer signals of market stability, more are choosing auction to secure timely, competitive results. The method continues to deliver the fastest path to sale, averaging just 31 days on market compared with 50.5 days via private treaty.

"With auctions representing 39% of all Ray White listings nationwide last week, confidence in their transparency, efficiency, and ability to achieve premium outcomes is clearly on the rise."


The top sale for the week went to Ray White Remuera agents Simon Siddells and Dianne Maxwell who sold 3A Glenbrook Street, Remuera, under the hammer for $5.7 million with six registered bidders and four active bidders.

Mr Siddells said the vendor was downsizing after 11 years in the home.

“We had 59 groups plus several repeat viewers,” he said.

“Strong interest from local and Chinese buyers, combined with the home’s solid concrete construction and sought-after location, helped drive an exceptional result.

“The home sold for $775,000 over CV.”

The auction with the highest number of bidders went to Ray White Devonport agent Helene Brownlee who recorded 16 registered bidders and two active bidders at her 2/19 Seaview Avenue, Northcote Point auction. The property sold under the hammer for $1.165 million.

Ms Brownlee said the first bid was an aggressive one which blew a lot of buyers out of the water.

“The first bid was $1.1 million so the room went into shock,” she said.

“After a bit of back and forth between two bidders, that first bidder won the auction. No one there was expecting it to sell for that much.

“The buyers were downsizing from a farm and were retiring to Auckland. They wanted something low maintenance, comfortable.

“The seller had owned the home for 41 years and had done a beautiful high-end reno in 2017 for herself. She’s in her late 80s now and realised it was time to move on.

“ Since she was just one lady by herself, the home was still immaculate .Buyers appreciate quality and recognise it.”

The sellers, Alex and his wife, were overwhelmed with the result.

“We had lived there for 26 years, we moved there when our kids were still at school. We decided to sell because we wanted to have a bit of a lifestyle change. It’s two storeys and as we’re getting older we’re saying ‘stuff the stairs’,” Alex said.

“We were a bit apprehensive about the auction at first but we followed her advice and we’re glad we did. We were a bit nervous on the day, but we were so surprised by the result.

“Our great result is due to Nikki’s hard work. We had 71 groups through the open home.

“In light of our result I would recommend other sellers to go to auction. My daughter and one of my sons recommended I go to auction as well.”

“The sellers were past clients who purchased the town and income when the wife’s mother was living there. They've since moved closer to family in Taranaki and bought a lifestyle block,” Ms Brinsdon said.

“They rented it out for a while, but decided to sell to renovate their lifestyle block. So they were very happy with the result as it will allow them to do more renovations.

“First home buyers purchased the home. We had lots of interest from extended families plus first home buyers who understood they could repay their mortgage quicker by renting out the flat.”

The sellers, Hayden Townsend and his wife, were very happy with the result.

“We’ve known Rochelle for about 10 years, this was the second house we’ve sold through her, and we sold my mother-in-law's home through her as well,” he said.

“She has great communication and she’s very thorough and she has a lot of great connections in the area. She’s got a great network.

“This was our first auction that we’d been involved in. We were a bit apprehensive about the auction at first but we took on Rochelle’s advice as we were looking for a quick campaign.

“I think if you have the right strategy, and a suitable home for it, auction is definitely a good option.”
